WALL DRAIN INSPECTION CAN BE SCHEDULED WHEN THEY ARE READY   

FINAL INSPECTION CAN BE SCHEDULED ONLY IF ALL REQUIRED INSPECTIONS HAVE BEEN APPROVED IN WORKFLOW 

No partial inspections are allowed for Tract Wall

PROTO II WALLS----- Footings forms and steel for the first inspection, verify footings, forms and steel are located according to the approved plans.                                                                                     

The next inspection will be a final inspection, verify all prior inspections have been approved.  Verify the length height and location, verify the torque report is in correlation with the lots that you are doing inspections for. Check Deputy inspectors name and make sure he is registered with the County. If not, write a correction for the Deputy to register and move on. (TRACTS)

ORCO WALLS---------Footings forms and steel for the first inspection, verify footings, forms and steel are located according to the approved plans.

The next inspection is the bond beam inspection, bond beams #1, verify that the horizontal and vertical steel inside the wall is according to the approved plans, if they are only building a 6’ wall then we can let them build it to its full height for this inspection, if exceeding that height make sure it is described on the approved plans and we will inspect at intervals of 5’, so after BB#1 we will inspect BB#2 and so on until the wall has reached its maximum height.

The next inspection will be a grout and final inspection. Verify all prior inspections have been approved, verify the length height and location, We will be requiring a deputy report for grout placement at final inspection. Verify Deputy is registered with the County. If not, write a correction for the Deputy to register and move on. (TRACTS)

COUNTY STANDARD GARDEN AND PILASTER-Footings, forms and steel will be the first inspection for all of these types of permits, verify footings, forms and steel are located according to the approved plans. Inform applicant of grout stop mesh and note it on the job card that you have done so, if nobody is available then note it on the job card.

The next inspection will be Bond beams #1, these designs are only good for 6’, anything higher will require an engineer design and must be submitted to the County for approval, there is also a grout stop mesh required on the wall permit, this needs to be in place at the bond beam inspection, see County handout for location of this mesh and apply it to the project, if it is not there, write a correction and move on.

The next inspection is a grout and final inspection, verify all prior inspections have been approved. Verify the length height and location are according to approved plans.

COUNTY STANDARD BLOCK WALL ATOP 2’ RETAINING-Footings, forms and steel will be the first inspection, verify footings, forms and steel are located according to the approved plans. Inform applicant of grout stop mesh and note on the job card that you have done so, if nobody is available then note it on the card.

The next inspection will be Bond beams #1 on the retaining portion which is a 2’ max. The next inspection will be Bond beams #2 on the wall portion which is a 6’ max, anything higher will require an engineer design and must be submitted to the County for approval, there is also a grout stop mesh on this wall type and will be required to be in place for this inspection, see County handout for location of the mesh and apply it to the project, if it is not there, write a correction and move on.       

The next inspection will be a grout and final inspection, verify that all prior inspections have been approved, verify the length, height and location are according to the approved plans and that the head joints were omitted on the first course, a wall drain may be used in lieu of omitting head joints but is not on the handout so make sure you verify 4” perforated pvc drainage pipe with 1 cubic ft of gravel and a slope of no less than ¼” per ft.

COUNTY STANDARD RETAINING WALL-Footings, forms and steel will be the first inspection, verify footings, forms and steel are located according to the approved plans.

The next inspection will be a Bond beam #1, if they are building 5’ or less then they may build to its full height and call for this inspection, if they are building over 5’ but not exceeding 6’ then there will be two bond beam inspections, one for the 12” block and one for the 8” block, the 12” block will be BB #1 and the 8” block will be BB #2. These walls are designed to not exceed 6’, anything higher will require an engineer design and must be submitted to the County for approval, at this time they may also have the wall drain inspection if it is ready if it isn’t inform them about the inspection and note it on the card that you have done so, if nobody is available then note it on the card. 

The next inspection is the grout and final inspection, verify all prior inspections have been approved. Verify the length, height and location are according to the approved plans.

ENGINEERED WALLS-Footings, forms and steel will be the first inspection, verify footings, forms and steel are located according to the approved plans.

The next inspection will be BB #1, these walls are an engineer design and may be built up to the max height on the approved plans, BB inspections will be done in 5’ intervals until the design has reached its max height, anything higher than the approved design will require an engineer fix and will need to be submitted to the County for approval.

The next inspection will be a grout and  possibly another BB inspection, verify the grout has been placed up to the first lift approved then continue on with the next BB inspection until the wall is built to it  full height.

The next inspection will be a wall drain inspection, this needs to be done prior to back filling behind the wall, so please make sure to inform them when doing the first bond beam inspection, note on the card that you have done so, if nobody is available then note it on the card.

The next inspection is the grout and final inspection, verify all prior inspections have been approved. Verify the length, height and location and according to the approved plans.

KEYSTONE AND VERDURA WALLS-The first inspection will be the foundation, after that it is a final inspection, verify the approved plans show the length, height and location of these wall types. Verify a deputy report for compaction and for geo grid placement. Verify that Deputy has registered with the County, if not write a correction and move on.

                                                                TRACT BSD PLANS

All block wall plans will have a BSD# with a BWL#, if the numbers on your permit do not match the number on the plans then they are the wrong plans. All of your BWL permits will have a BSD# in the description. That BSD# must be on the plans.

We only look at the approved set, we do not accept the photo copy so familiarize yourself with our approval identities on the plans. 

Return walls -- They will be from house to property line and possibly a small section on the property line wall that connects to the return on the next lot. This is permitted only if the remainder of this barrier is a vinyl or other types of fence that continues to the rear of the property.  

Property line walls -- which start from the front yard to the rear of the property and separates two lots, these also might be retaining walls.

Perimeter walls — these are at the rear of the property and extend from one side of the property to the next and may include several lots. They May be retaining or freestanding block.
